A charming attached cottage in a lovely village between Dartmoor National Park and the beautiful South Devon coast

Our cottage is about 250 years old. It is well-appointed and downstairs you will find the large lounge, spacious kitchen/dining room and the new stone built extension which can serve as a self contained annexe with its own shower room and toilet, utility area and a large barn shaped bed/sitting room with double futon which looks out onto a private courtyard. It is a real favourite with the grand children and their parents when they come to stay. We have put in a new induction hob and a combination oven/ microwave into the kitchen which are both highly efficient, convenient and quick for all cooking purposes.
Upstairs there are two double bedrooms with double beds and a study/ third bedroom. There is also the family bathroom with a bath, toilet and shower over the bath. In the bathroom airing cupboard is the immersion heater which provides hot water. We set this on automatic timer so that there is no need for you to switch the heater on or off on arrival and departure. It will all be set up for your stay.
There are beautiful gardens back and front with lawns, fruit trees and vegetables and you are very welcome to help yourselves to anything which may be in season and ready to eat. There is plenty of garden furniture and sun shades. Please be aware of the pond in the front garden especially with small children.
Our village has two good pubs which do nice food and there are more pubs and restaurants in the nearby villages and towns. There will be more information on theses and other attractions in the area in the house information folders.
There is also the church and a village hall with activities for anyone join in with (badminton, bowls, table tennis, yoga..)as well as lovely local country walks. The Elizabethan town of Totnes is 12 minutes by car. Medieval Dartington Hall is 10 minutes away. They both have a cinema, bar, restaurants and beautiful gardens and Dartington runs internationally famous music and literary festivals in the summer. Both Exeter and Plymouth are easily accessible by car. There are fabulous beaches and coastal walks 45 minutes away along the south Devon coast. The beautiful coastal towns of Salcombe, Dartmouth and Kingsbridge are a similar distance. Dartmoor National Park is but 20-25 minutes away.

Broadhempston is in a very attractive farming area but it is conveniently located for access to the sea and Dartmoor.
There is a community shop in the village as well as two historic pubs which do good food. There is a new village hall with lots of activities to do for all to enjoy. There are good walks to be done locally and there is the nearby River Dart where water activites such as canoeing can be done from Dartington Hall estate which is nearby.
All the services ( doctors, dentists, shopping, cinemas, markets theatres, swimming pools etc) can be found in the nearest small towns of historic Totnes and Newton Abbott both 15 minutes away. Both these nearby towns are also on the mainline railways to Paddington and Waterloo, London, and in the other direction, to Penzance in Cornwall.
